Assessment Office

The Assessment Office implements policies set by the Board of Assessment Revision, composed of the Tioga County Commissioners. As a sixth-class county under the Consolidated County Assessment Law, Tioga County maintains public assessment records, accessible via computer terminals in the Courthouse.

Responsibilities

Property Valuation: Assesses the value of all real property in Tioga County for ad valorem (at value) tax purposes.

Record Management: Maintains property characteristic and ownership records.

Program Administration:

o Homestead and Farmstead Exclusion Program (Act 50 & Act 1).

o Clean and Green Preferential Assessment Program (Act 319, as amended).

Note: The Assessment Office determines property assessments but does not set real estate tax levies. County, municipal, and school district authorities use these assessments to establish budgets, millage rates, and individual property tax levies.

School Taxes:

o Tax Year: July 1 – June 30 (following year)
